7 Mistakes When Buying Land in Mexico (and How to Avoid Them)

Almost every land problem starts before signing. These are the mistakes we see most and the simple way to avoid each one.

1. Buying sight unseen

Photos don’t show the slope, the road or the neighbors. Visit the lot or ask for a video walkthrough.

2. Not asking for documents

Before you pay a dollar, ask to see what proves ownership of the development and its zoning.

3. Confusing “promised” with “installed”

Water, power and sewer: ask what exists at your lot today, not in the master plan.

4. Comparing only monthly payments

A low payment with a long term and interest can cost double. Compare the total paid.

5. Signing without reading

Read the whole contract: late payments, cancellation, assignment of rights and when title is transferred.

6. Overstretching

Pick a payment you can make even in a bad month. Ten years is a long time.

7. Not asking about other costs

Property tax, maintenance, notary costs and, for foreign buyers, the fideicomiso.

The golden rule

Whatever you are told, get it in writing. A serious seller has no problem putting it on paper.
