If you live in Tucson, Phoenix or Hermosillo, the nearest sea is not the Pacific: it is the Gulf of California, the Sea of Cortez. Its calm, warm water makes it unlike any California beach.
Why Sonora
- Price. Beach land costs a fraction of what it does on the Pacific coast.
- Access. Hermosillo has an international airport and is about 3 hours from Nogales, Arizona, on Federal Highway 15.
- Climate. Mild, sunny winters; hot summers.
- The sea. Calm water, good for swimming, paddling and fishing.
What to check on the Sonora coast
- The real distance to the nearest city with services.
- The condition of the access road year-round.
- Water and power availability: in the desert, they are the key issue.
- The federal zone and beach access.

What if I’m a foreign buyer?
The same rule applies as in Baja California: the coast is a restricted zone and the purchase is made through a bank trust (fideicomiso).
