Which one are you?

Two paths, the same land

I’m Mexican and live in the U.S.

With Mexican citizenship—by birth, through your parents or as a dual citizen—you can hold title directly anywhere in Mexico, including the coast. All you need is your official ID.

I’m a foreign buyer

On the coast and the border the law provides the fideicomiso: a Mexican bank holds title on record and you are the beneficiary, with the right to use, rent, sell and pass on the property. It runs for up to 50 years and is renewable.

What U.S. buyers ask us most

Do I need a Mexican visa or residency to buy?

No. A foreigner can buy through a fideicomiso without being a resident. To visit the land, bring a valid passport; when you cross, Mexican immigration may ask you to fill out the FMM visitor permit.

Do I have to report the land in the U.S.?

Tax obligations depend on your situation. Ask your U.S. accountant; we provide your contract and payment receipts.

Can I leave the land to my children?

Yes. As a direct owner, through a will; in a fideicomiso, by naming substitute beneficiaries at signing.

How far is it from San Diego?

The Rosarito developments are on the Tijuana–Ensenada corridor, between downtown Rosarito and Puerto Nuevo: 30 to 45 minutes from the San Ysidro port of entry, not counting the border wait.
