FAQ: everything worth knowing before you buy

The questions we hear most from buyers in Mexico and the United States, answered plainly.

Can I buy land in Mexico if I live in the United States?

Yes. Mexican citizens—including dual citizens and those living in the U.S.—can hold title directly. Foreign buyers can purchase on the coast through a bank trust (fideicomiso), the legal vehicle for the “restricted zone.”

Is it really interest-free?

At developments with direct financing, the monthly payment is the price minus the down payment, divided by the number of months. Example: Santa Isabel del Mar, USD $30,000 minus $1,800 down, over 120 months, is USD $235 a month.

Are prices in dollars or pesos?

Lots are quoted in U.S. dollars. Houses and condos in our inventory may be in pesos; each listing says which.

What do I need to reserve a lot?

A valid government ID, your contact details and the down payment. We do not ask for a credit history or proof of income for direct financing.

Can I visit the land before buying?

Yes, and we recommend it. We schedule the visit for the day that suits you; if you can’t cross, we send video and a map pin.

How do I make payments from the United States?

Your advisor will explain the payment methods available to clients in the U.S. and in Mexico when you sign your contract.

What is the restricted zone?

It is the strip 100 km along Mexico’s borders and 50 km along its coasts. A foreigner cannot hold direct title there, but can acquire property through a trust with a Mexican bank.

What should I ask before signing?

The legal status of the lot and the development, which utilities are in place and which are in progress, when and how title is transferred, whether there are maintenance fees, and what happens if a payment is late. Get it all in writing.

Do you also sell and rent homes?
